Great location, but...
If you're looking to stay in the heart of downtown Portsmouth, this hotel's location can't be beat. Our family's room was comfortable, but we were disappointed to find that during our stay both the swimming pool and hot tub were closed, as was one of the stairways. Our toilet clogged up within 12 hours of arrival, and we couldn't get any of the TV channels to work -- even after the front desk sent a technician to our room.

Everything about the hotel was very nice, except for parking. I don't think they had any parking of their own and charged $40, per day to park your car. Terrible!

Our room wasn’t clean- the tub had black around the edges, stains on the carpet, and the sheets were stained with black marks. It was obvious dogs had stayed there. We did not have any pets.

Pool always broken in 6 visits in 3 years
We some to this city a few times per year for events we work at or attend. Have been coming to this hotel because of the convenient location, and because we are usually sore and exhausted after the events, because the site listing shows a hot tub and pool. In the last 3 years, we have been here about half a dozen times. EVERY time the pool and spa have been closed for maintenance. I’m now convinced that they never have it in service at all, because an 8x11 piece of printer paper and cellophane tape is less expensive than actually performing said maintenance. Every year we say “can’t still be closed… let’s try again”. Nope.

Located right in downtown Portsmouth. Clean and huge room. The bathroom sick needs some fixing, did not drain. One of the lamps did not work. Overall nice place.

Nice room for Girl’s Trip
The room was nice and spacious. The room was clean and comfortable. There was just some shabbiness to it. The curtain shears on the window were in tatters and the bed coverlets (we had 2 queen beds) had snags all over them.

all in all our stay was good, the bedspread was a tattered and should not be used in a room you are going to charge $500, so this was a bad welcome. That ended up on the floor immediately. Otherwise the hotel was ok.

The hotel is clean and basic. Its best feature is the location downtown, which means most shopping and restaurants are 5 minutes away. They only clean the rooms every other day, so we were there for 2 nights with no additional service. Valet parking was great. They charge $15.50 for buffet breakfasts and they are not so good. They have bottles of water in the room but charge $3 for each one. Staff was efficient. Overall this is a safe choice and it was cheaper than other hotels here.

Parking lot would be nice and knowing the pool and tub won’t be open during our stay would have been helpful. I choose the property for that reason as it’s wedding day.
