First, will say the staff was really nice and understanding of my feedback. They were also very accommodating. They mentioned there is a new owner who will be doing a $70M Reno beginning in the spring of 2025. The property has a lot of potential if there was some TLC. However, I think this is the dirtiest property I have ever stayed at. There was questionable stains on the couch so we turned the cushions over, and put a towel on it before sitting on it. The remote had crusted grime between the buttons, and didn’t work. The orange carpet was so dirty it got your socks and feet dirty. Grime in the corners of the bathroom and piles of dried bird poop on the patio. The outside lighting is poor and dim. There are 3 pool areas. The one with the lazy river is nice, but the lazy river is not heated, the slide was never open. This pool area closes at 6:00. The other two pools by the rooms were nice and heated and close at 10:00. The pool bars are limited and the food was cold. There is one resturant by the lazy river, but I can’t give feedback on the quality, we didn’t eat there. Overall, as the hotel is now, I cannot recommend to anyone, nor will we go back.

This property was clean and quiet. The rooms are large but a little “tired”. The location is awesome. There are plenty of places to eat. The water park is clean and spread out so you are not on top of each other. Great place for families with children!

We had a great time at this resort, my only complaint was that we were not notified they would be turning the water off to do some work. It was off for a large part of the day and we had an event to get to that evening. I think a simple notification would have went a long way.

Water was completely out. Sinks, toilets and showers were not working and no real solution was provided for hours. I had to remove a #2 from the toilet to prevent the room from stinking and at least allow the bathroom to be used for #1 and then we left the facility until the evening. With 2 young children and my wife this was very unfortunate and while facilities issues are understandable no solution or reasonable empathy was disappointing.

We visited for a family event and were thrilled with all the swimming options; of note, the majority of the pools are park of a larger "water park" and on a separate part of the property (walkable). Guests of the resort use as part of the resort/hotel fees. There were two other swimming options with hot tubs and attached bars that are adjacent to the hotel rooms. The staff are all very friendly, greeting guests, checking in with offers to assist and eager to help orient you! Rooms were cleaned daily and any need was met promptly (i.e. delivery of new refrigerator when wouldn't cool). The servers at River Ranch (water park) were awesome and made sure we stayed well hydrated and fed while swimming. We stayed in the more "updated" rooms; they were clean and without complaint, and, it is clear that this hotel could use an overall refresh/renovation to restore some its former glory! That didn't stop our family from enjoying our time there.
