Stayed for a night before heading to KIX early morning. Chose it for the location, right above the station! The property is overall very new and advanced. If you pay for add-ons, the room is of decent size.

Rooms were worn out and terrible coin laundry
Convenient location to access shops and transport services. Hotel lobby is located on Level 9 and serviced by 6 lifts but still needed to wait for one every time and always have people tried to come in at last minute as the doors are closing. Don’t like the fact the lobby is always busy and full of people, and busy lobby corridor you always need to avoid people on opposite direction. Hate the fact that the hotel TV shows the coin laundry status with true running count down, however many guests tend to run the machine multiple times (loads) or even occupy multiple machines. So we literally waited over 1 hour for our turn and we were not the only one in the line. Our feedback to the hotel made me feel they knew about it but not prepare to take necessary action to enhance the guest experience. Will not consider to stay here again if returned to Osaka and rather pay a bit more with many other choice near by.

If you want walkable, this property is for you. It's across the street from Osaka station and one stop from Shin-osaka if you arrive via the Shinkansen bullet train. The building itself houses a number of stores and restaurants and you're in the heart of Osaka. The rooms are comfortable and have great views of the city.

The location of this hotel is very convenient. You can easily access the airport bus and trains to Kyoto. It is also well-connected to the surrounding shopping malls. The room size is good as well. However, you might hear slight train noises if you are staying on a lower floor.
