Love it! love it! Serena was very friendly and helpful. She answered my call immediately and accommodated us for early check-in. The place is really cute and very clean. It is only one night but feels like a home. My family enjoyed staying here and love to come back again!

The property, location, and innkeeper greatly exceeded our expectations, especially considering we booked a room that was much more affordable compared to some of the larger hotels in the area. Great for couples of any age, especially if you want a more personable and unique experience staying in Newport.

My stay at the Outlook was perfect. My room was outstanding and the shower was worth the money itself. The manager, Serena, was warm, welcoming and helpful. The provided breakfast was delicious. I’ll be back for sure

Charming, freshly decorated, full breakfast included, no charge for parking (offsite, but a nice walk) Extremely reasonable in December. Because it was so cheap, I feared it would be a dive. Not at all. It was lovely! Innkeeper is very pleasant, attentive but not needy or in your face like some B&B owners. Highly recommend.

Wonderful property and staff, but could be noisy

This bed and breakfast was newly updated, very comfortable, had an extremely attentive staff, and a delicious breakfast. The only reason we can't give it 5 stars is due to the noise level. The walls and floors are very thin and if you are unlucky enough to have active neighbors, it will ruin your stay. We were up till 4:30am while the wedding party goers were stomping around above us. I can't blame the property owners or staff...it's not really their fault and this is what you sign up for in a bed and breakfast when you are essentially rooming with others in a home converted into a hotel. I would consider staying again, but would never stay on the first floor again. The ear plugs available in the breakfast area should have been clue!
