I wasn’t planning on staying at this hotel because we had booked something closer to the area we were visiting but that hotel was horrible so we quickly booked this hotel last minute. Checked in right before midnight. I was pleased with the overall experience. The room was clean, well-maintained. The bed was comfortable, and the atmosphere throughout the property felt safe and welcoming. The staff was courteous and efficient, and check-in/check-out were seamless. The only minor drawback was that breakfast service ended a bit early for a weekend - 9:30am. Extending breakfast hours to 10am would better accommodate guests who get in late or prefer a slower start to their morning. Overall, a great stay, and I would gladly return or recommend this hotel to others.

Our first room had a very strong tabaco like smell. We were assigned a second room. That room had a very strong weed like smell. It was too late to find another hotel, so we had no option than staying.

On the plus side the location was ideal for us as we were visiting a family member at a nearby hospital. The room was clean. For a budget motel room it was OK. My issues were the lack of electrical outlets. I need to use a CPAP machine and the only outlet was behind the bedside table. Since both sockets were used by the lamp and clock I had to unplug the clock in order to use my machine. Not a huge problem but other hotels I have stayed at solve this problem by having bedside lamps with built in outlets. Another issue was the bathroom fan. It came on automatically with the light and was jet engine loud. he biggest issue and the reason I will not be staying here again was a large cockroach in the room.

Clean and quiet

The hotel was very clean, inside and out. There’s a good amount of parking. The one cleaning staff I did meet was very friendly! My only issue it seems like the front staff can be a little rude. There was no welcome and when I asked questions it seemed like I was annoying her. That’s the only comment I have.

hidden gem, great location

this is a pretty nice hotel, great location downtown Modesto, very comfortable rooms with nice beds, Wi-Fi and cable TV. The rooms were pretty clean, and it look like everything was in working order. Only saw one little cockroach, but everything seemed to be very clean for the room. Great location right downtown, with restaurants, bars, and entertainment, all within walking distance! Very friendly staff, quick check-in, make sure I didn't didn't need anything before I left, I would stay here again if I was in Modesto. Lots of parking.

Neighboring room had young adults tossing a football around the parking lot..with loud music. After talking to them, they settled down. Room was clean enough..Wiped everything down..white glove test-OK. The carpets were filthy. The chair and ottoman were filthy. Tear in the chair fabric, but I had no intention to sit there. The toilet did not flush. I opened the tank and adjusted the ball flap to get tank to fill with water. Breakfast was very good. Good variety of items. Mattress very soft.

I’ve stayed at this property many many times because of its proximity to downtown Modesto and all the restaurants and fun activities. They also have a nice pool. During the day it’s very walkable everywhere however at night there is a homeless problem around. That being said, the property itself is very clean and the staff is excellent. Breakfast is excellent as well and parking is free
