Without warning on the extra charge on the last day of stay, it charged extra for just 20min extra stay than the expected check-out time. First time I ever saw during so many years of hotel experience in countries. It feels like this hotel is hungry for charging customers money.
The location of the hotel is good - very close to the Nijojo Castle and close to subway and bus. The check-in was a little frustrating because none of the staff spoke English. There is a smoking room just beside the check-in desk, so the first thing you smell when you walk into the building is smoke. The place is bare-bones - rooms are small but adequate, no ice machine or ability to get ice at the hotel, no vending machines or food. The worst problem was the internet - when it worked, it was extremely slow. Half of the time it didn't work at all. The staff did their best to try to fix it, but it never worked well. Unfortunately, I can't really recommend this hotel.
The hotel is brand new and it is pretty much right next to Nijo Castle, which is a world heritage, and there is a subway station right there too. The price is very reasonable and the hotel room is quite comfortable. In addition, they offer washer/drier free of charge. However, there is no other services, the front desk has only one staff and the elevator is not air conditioned. They are the reasons that the hotel can offer such low prices for such nice rooms and the location.
Great hotel, clean with good beds and location. Fast check in and check out (Web based on a tablet). Their information centre is very good, staff had excellent English and gave us recommendations for sightseeing. Luggage transport facility was super convenient. Highly recommended, would stay again.

We found some garbage under the bed from the previous guest.
Some staff's English skill was not very good. We asked for how to get to some popular sightseeing places, the staff had no clue how to take public transit to those places. We were also surprised that they didn't not allow us to store luggage at the hotel on the check out day when we told the staff that we would like to spend the morning to visit the Nijojo castle which is just steps away from the hotel. Ended up we didn't visit the castle because we couldn't find a luggage storage place near this hotel.
There is a 24-hour Japanese fast food restaurant around the corner, which is a plus to this hotel.
Really like this hotel as it's near to bus stop and there are convenience stores nearby.

Quiet surroundings, room size is adequate and property was new. Nearby to 3 convenience stores.
However, an unpleasant check-in experience - no check-in email @ 4:15pm when we had already drop by the office at 2:00pm (oddly, another couple that was dropped-off with us via shuttle van had already received their email). Incidentally a cleaning staff came by and mentioned that our "designated" room hasn't been cleaned yet and will need 30 - 45 mins. Obviously it wasn't pleasant news to us given the hotel's late check-in of 4:00pm (1 hour later than usual) and earlier than usual check-out of 10:00am (2 hours ahead) - giving a 6 hour window for cleaning!! When I pressed the office for an answer, they finally allocated another room to me.
Need to improve delivery of the email for check-in purposes, and not only after 4:00pm.
Great place to stay for the adventurous Traveler who just wants a nice comfy bed after touring about the city. Close to buses and subways and restaurants. And some great tourist locatios
Great place had to extend our stay for 10 days because of typhoon jebi we didn't want to stay anywhere elce. The location is great and the bed is so comfortable had the best sleep in a long time. The saff is great
This is our first time at a self check I. Hotel but the service here has been great. The rooms are clean the beds are very comfortable. I have had to call the head office several times and they have always been very helpful. The location is fantastic close to the Subway and some good restaurants and it's also close to a few tourist attractions. The rooms are small though so don't over pack.
