Full of rats and cockroaches , the whole building is infested ; property is dovided to some sections from A to E or more ; different hotel names but all are in the same shape and dirty and infested.
Full of mold in toielt, bed sheets have stains and rooms are smelly.
The worse experience in my entire business life, over 100s hotels I have booked in my trips, I have never seen any hotel like this even in rural undeveloped counties, I have no idea how Expedia is offering this hotel, there must put a regulation on this industry to stop offering people these kinds of properties, thete are regulations for other e-commerce categories but it seems nothing for this trip/hotel booking industry.
EXPEDIA , Please stop offering these kind of properies.

No frills stay in Kowloon
Don't expect luxury here. It is a low cost (for HK), no frills, place to stay in the heart of Kowloon. Close to MTR, lots of restaurants, museums and places to see. Rooms are small and basic, very few english channels on cable, but wifi is fast, staff are very helpful and lots of cheap food downstairs if you like indian and filipino food. A place for the adventurous, not the fussy traveller.
Good location but has a long elevator waiting time. Very crowded. Room is far too small to fit a family of 3 although we booked for a family room for 4.
Sewage smell, Lots of Cockroaches, not recommended
Horrible, strong bad smell a sewage.
Room was good presented, but the smell coming from the shower/toilet was totally depressing.
If we close the door from the shower/toilet, smell is the same.
Outside of the bedroom, when we walk outside of the room and steps, was lots and lots of Cockroaches.
The rating is below to 1 star, and worse or similar to a lodging.
We book for 14 Nights.
It was a NIGHTMARE.
Price was $ 1,084.00, a Real RIF OFF.
This hotel could charge no more than $ 250.00 for 2 weeks.
Location was very good.
WiFi was very good.
Bed was okay.
The only issue was the horrible conditions of this hotel.
We arrived at the guest house at 3PM and the room is still wasn't ready. Apparently, the room really assigned to us still had a guest that decided to stay so we got assigned to a different :"DELUXE DOUBLE ROOM--Room 1611". The towels weren't even inside when we got to the room and I had to ask twice before they gave us towels.
Unfortunately, the room we got had no leg room in front of the toilet bowl and the wall, so I (as a female) had to pee sideways and the two of us *my husband and I when we have to go #2) need to either spread our legs wide on the sides or do it sideways!
The comforter provided to us smelled OLD and RUSTY, we didn't use them and end up using the tiny towels as blankets. The adapter beside the bed didn't work and the people/staff are rude and unaccommodating.
When we open our luggages, we have to do it alternately because there's no space or room for the two of us or for us to even open our luggage.
It was like paying and renting a bird cage plus the wait in the elevator takes forever!
I am not gonna rent or recommend this guest house to anybody. Don't waste your hard earned money on this guest house or all the guest houses in Chung King Mansions.
Don't go by the pictures in this listing. Actual rooms are way shabbier than the pictures. Also, it seemed like a whole bunch of guest houses - like Australian Guest House, New York Guest House, Tokyo Guest House et. al. were essentially the same property (the reception was common for all these and more similar guest houses)
The building containing this property is pretty shady. The rooms were way too overpriced. And this being Hong Kong, the rooms were extremely congested. Barely enough room for a person to stand beside the tiny bed, and just enough space in the bathroom for a person to stand. Even to open the bathroom door (which opened inwards) and get out it felt like a circus feat.
Overall, avoid the place if you can.
The room itself is OK, and I guess you get what you pay for. The lift is very slow and overused. The wait to get into the lift to check in was about 25 minutes. When I got to the room I tried to get a lift down but it was constantly full; so I took the stairs.
The stairwell was full of rubbish and there were rats. Not pleasant at all. But at least I got to ground level.
Food variety is mostly Indian food. Tasty and reasonably priced.

Place was shady. Only one lift going to our floor. Room was not that clean.
TV and hair blower are not working...there's food left by previous guest at the back of refrigirator...i fell itchy whenever I use my comforter.....good staff and nice location for touring.

Compact clean room
We are happy that the room is clean and the room cleaner is very friendly.
Staff are impolite. The whole area is so dirty. Need to line up in order to use the lift since the lift fits only 5 people. Room is small, I would not recommend this to traveler.

Not recommended for family
The bed and room was clean but the rooms was too small. Bathroom was terrible kept blocking and not enough bath towels. Just felt dirty most times. The cleaners was hard to understand and was very rude to my kids. Only one elevator was working so you have too join the long que to hop onto the elevator after a tiring day. Also you get harassed by dodgey men downstairs selling food or SIM cards. You get this daily. To conclude I would not recommend for a family especially if it's your first stay in HK.
I enjoyed my time in the hotel. Rooms are small but I think that's standard for Hong Kong budget hotels. The only thing is that there are only two elevators and one of them was out at the time I went. It would sometimes take 45 minutes to get up to my room. And even 30 minutes to get down depending on the time of day. So plan accordingly. If you get past that then it is worth the price. :)
This for me was my major disaster in all my years of travel. I got to Chung King Mansions a Market Place. I managed to find a lift to reception on the 16th floor. I was checked in, and guided to a room in the Tokyo House. All the same probably. The room was very small. No desk no chair, no where to put suitcase. Stayed overnight. Next morning in toilet which was also bathroom and shower. No hot water to basin, shower did not work. It was a disaster. I checked out that morning and found other accommodation. This not what was advertised by Hotels.Com and I most certainly would not recommend it to anyone. I believe a refund on the nights I did not stay is deserved.
