Property photos bear no resemblance to actual hotel. The hotel needs a lot of investment. Hotel is shabby, dated and needs a refurb. Extremely basic. Good breakfast. Sheets and towels clean. Good parking and easy walk to Keswick town. Right next door to Derwent Hill. Drinks prices very reasonable. Garden is lovely. Ideal for walkers and dog owners. Wouldn't go there to be pampered....
Be warned, the beautiful property you see in the photos of the building in grey brick stone is not where you will be staying. We were completely catfished with the interior and exterior photos shown. That is actually the property across the street and the one we stayed in was very dirty and run down. I would not recommend staying here. I'm surprised Expedia allows those photos to be used when it's not the correct building.

Hotel in need of an upgrade
Just had a great stay at the Derwentwater Hotel and great staff and service. In particular a huge thanks to Ronnie and Amy who went out of their way to take time and assist us getting to a local wedding when all other taxi firms were unavailable due to storms and road closures.. Having excellent staff and friendly check in made the stay enjoyable and we will be returning to the hotel again. Fully recommend this hotel. Thanks all.
Beautiful grounds but hotel needs improvement. Public areas scruffy with dirty upholstery, doors and walls. They charge £6 per night to park car which wasn't mentioned when I booked. Lift out of order. My room was cold but radiator did not work. Instant coffee powder at breakfast which you have to make yourself and no fresh fruit. You are asked to choose what you want for dinner within an hour of check in and loud music playing at both dinner and breakfast. Quiet background music would have been much better. On the plus side, staff were very friendly.

Big room with good view. Minor niggles with television picture, fluctuating flow in shower, extract not working in bathroom. Good location and gardens. Hotel overall in need of refurbishment. Cooked breakfast ok, other options limited. The instant coffee was a major negative as I like good coffee with my breakfast.
First of all the website didn't indicate how far the hotel was from the Keswick bus station. The hotel was in Portinscale not Keswick. Buses were infrequent. The hotel was clearly old and very short staffed. When we arrived there was no shower curtain and t.v. remote was broken. The reception dealt with that quickly so it wasn't a major problem. Breakfast was fine and dinner was o.k. The hotel just seems to be out dated and needing some upgrades.

Great for overnight stay with dog. All staff friendly and helpful. Hotel is dated and rooms could be cleaner however bed was comfortable and bar and dining area clean with great breakfast choice. Large enclosed gardens and 15 minute walk into Keswick from back of the hotel (off road country walk)
A hotel very much past its prime in need of some TLC . See photos - chipped painted wood work , ill fitting door hardware , mould in bathroom on grout , tiles , silicone & shower curtain . Bath panel damaged . Staining on walls , badly patched ceiling & curtains too short so lining hangs below . So disappointing when the photos online look so inviting & the property appears well kept . Absolutely not worth the price . Would NOT recommend .
In a poor state inside ,rooms not serviced . The staff are very pleasant and the grounds are very nice. In a good position to walk into Keswick. The price you pay to stay ,then they want you to pay for parking per night we don’t think is very good.

Ideal position for the lakes . Beautiful garden , peaceful setting . Staff friendly . Food good . Needs refurbishing but that was reflected in the price . Would go back again .
A lovely old building in a beautiful setting with views of Derwentwater and the mountains. The staff very friendly and efficient. We have stayed here several times and will again in the future.The dog was welcome too!
Lovely looking Hotel on the outside but once inside it was very tired looking and in need of an overall refurbishment. Facilities very poor. The TV remote didn’t work and the shower was like going back to prehistoric times. Very poor water pressure. For a £100 plus per night it totally fell short of my high expectations when I booked it. Would not return again.
This was by far one of the worse hotels I have ever stayed at. The bedsheet was stained.
On check in it was obvious someone had been smoking in the reception.
The room was absolutely awful it was dirty in poor repair, struggled to lock the door.
The bathroom was outdated the ceiling paint was flaking off. I was not sure what was growing around the shower gel dispenser.
The breakfast was adequate.
