DIRTY- Terrible Experience. Wouldn’t recommend.
On arrival we noticed that the carpet was filthy- I’m talking debris, fake eyelashes and new and old stains.
Also the shower mat was folded away very wet.
As you can see in the picture they ask you to email them if you want the room cleaned a day in advance. So we resigned ourselves and emailed. No response. Nobody came to clean. The second day we saw a cleaner working on the room next to ours, asked her if she could please JUST hover. Mind you it was a tiny room. She said yes and didn’t do it. Nobody came to clean or responded us in 3 days.
Spring old mattress to make your experience a bit more tiring. And sink in the room, not inside the bathroom. Can hear other guests snore.
Access to the guesthouse and room with codes so they don’t require staff- no one at reception when we arrived or in the mornings, regardless of what the information might say.
A hostel would have been cleaner and cheaper for what we received.
Location was south of Dublin City Ctr which was OK especially since it was harder to find accommodations at the time of booking.
It would be helpful if pre-arrival instructions provided some instructions on how to get to the location from airport. Just enough for first-timers to save some time...and possibly $$...if so inclined. We were able to take a local TFI bus and bought a 24-hour pass from the airport convenience store at Terminal 1.
The 14/15 bus line was close to the room and it got us into (and out of) the city in about 20 minutes.
The self check-in was fine but I barely received my entry codes in time for my arrival.
The room (304) was hot with the unexpected nice & sunny weather because it was only room that faces the sun. Only one window could open fully and we had to try and use fan to clear the warm air out each night. We were lucky to have cooler nights in the month of May.
The fridge was not working properly so we could not keep any food in our room...the fridge had cold walls inside but temperature was not even cold enough to make soda pop cold.
Not having a front desk person made it more difficult to have conversation on other issues and feedback thoughts that we were having. It would have been good to have some kind of personal touch at some point.

Good location. Clear check-in instructions. Nice to have a coffee machine. Room was on the smaller side, shower sprayed onto the floor, toilet was tight and the coffee machine needed cleaning out as stale water had been left in it. Room was really hot and restricted windows. Quilt thick, pillows x2 per person and I had to fold in home to get any volume. Half the tv channels didn’t work and people park like idiots. Lines need spraying or painting with how you want people to park. Location is fantastic, on a bus route and the room was plenty adequate for a stopover! Communal area downstairs to use too.
I would recommend you stay somewhere else. This accommodation doesn’t have a desk clerk and is supposed to send you a key code to access the front door. I waited 1 hour outside with no help or contact from the staff. I was tired and hungry, thankfully Expedia was great and helped me gain access to the front door, but after that I had to wait another hour as I still did not have any information regarding my room. I was also told that my room was not ready and this facility has on their page that check in is at 2pm. I arrived at 2:15pm - due to lack of communication from the staff I did not get my room/any information to access my room until around 4pm. Once in the room it did not look like any of the photos on their Expedia page and it was not overly clean and was run down. I have since emailed the staff at this establishment about my experience and have not gotten a response.
What can I say about this trip? The place is nice enough although the photos were clearly taken years ago. Didn't receive a code to get in, the management are impossible to get hold of so we had to just turn up and hope for a miracle. Luckily a fellow guest let us in but had a similar experience to us and spent two hours trying to get in. The emergency numbers in the lounge are out of date, the management eventually answered - they don't like to answer mobiles due to spam WTAF when you have guests arriving. - but were less than helpful and tried to hang up saying use the code we have sent you. Honestly thought we would be sleeping on the street. The room was nice enough but there is no air con and the fridge didn't work. Wouldn't return due to the unnecessary stress of getting in. Area is great. Quiet with pubs and eating places within walking distance and plenty of buses into town

Positives - it wasn’t manned but the instructions received made it easy enough to self serve. The property is in a really good location. It felt safe enough.
Potential improvements - The curtains in my room could have done with a clean. There was no milk provided with the tea and coffee - this was fine as there as a fridge so I walked to the shop but some miniatures would have been handy for when I first arrived. The shower overfills the tray very quickly and leaks onto the floor so probably needs looked at.

The property was ok, a bit pricy in comparison with other European cities, but ok when it comes to Dublin. There were some cobwebs around the corners of the room and some of the lights were not working. The main door whilst closed was making a lot of noise. Great location! The area was quiet and clean and with good bus connections . Great if you like a 40 min walk ti the city centre. a good experience overall
I have stayed t this property many times and always been satisfied. Good location in South Central Dublin with easy transport to the city and many amenities close by. Good value for money.
