Had an extremely stressful check-in since the office isn't open past 9pm. When we arrived, we found that the sheets on the bed were covered in blood spots and upon further inspection, there were bugs in the mattress. Overall, the place was dirty, as it looked like the floor wasn't even sweeped or vacuumed. A lot of the furniture was dated and stained. The bathroom was in very poor condition. Because of the very apparent bed bug situation, we had to scramble to find a new hotel to stay in that night. The next day, I contacted Expedia to get a full refund and could only get refunded for 1 out of 2 nights. I was very shocked to see that this was the condition of a place with such great reviews. I've completely learned my lesson to only book with big-name hotels for 24 hour customer service and reliable cleanliness.

We had a truly amazing time, the staff was friendly and helpful. The resort is right on the beach and provides chairs, hammocks, grills and a very eclectic style. We relaxed, unplugged and enjoyed the natural soothing rhythm of the ocean. We will be back!!!

This is a true gem, the place is beautiful and peaceful. The chairs and hammocks right in front of the water under the shade were perfect to catch a breeze during the hot summer weekend. Mary Lynn is so nice and definetly gives the place it's personality. She was super helpful receiving and setting up the flowers we sent prior to our arrival so that my mom would have a nice bday surprise. We will definitely be back!

This is a perfect place if you don't want something new and fancy - expensive. This is a place that you can stay in comfort on the beach, all the beach equipment is provided at no cost, rooms are spacious and comfortable, kitchen is complete, unique and eclectic decor both in rooms and on buildings and in common areas. Excellent location at south end of the beach away from the busy hotels and Port Canaveral. Staff is warm and accommodating. We will return whenever we stay in Cocoa Beach.

Our go to place for a quick getaway.
This place is unique old Fl style. Our (most inexpensive) has a full kitchen and separate bedroom. The property is one of a kind. Great chairs, hammock's, and shade trees to watch the beach/sunrise. Also an entertaining parrot to whistle with! Close to everything.

This was the sweetest, peacefully perfect, most charming place! The view is incredible! We stated in the Jeanie and, having loved I dream of Jeanie growing up, absolutely loved it! The room had a cute electic feel wwith all the comfots of home. The manager MaryLynn was phenomenal and other staff was wonderful as well. Everything was clean, comfortable and just fabulous! From the moment We arrived we were greeted with a frindly smile of Mrs.MaryLynn whom helped us get checked in. We enjoyed our time at the Beach Place Guesthouse. Oh you know this place is awesome if you want to find a place that's off the beach and has a low key vibe and a super cool this is a place to rent or get for your family we saw a family that rented like four or five units and they must have had 30 people and they were on the beach fishing this is a good spot for sure all around nice people there too and the owners are awesome

Very nice property on the beach with beautiful garden that gets enchanted at night . We reallly enjoyed everything they have to offer.The patio where we eat our meals overlooking the ocean. Then kitchen is well equipped to cook simple meals. The ladies at the office Marilyn and Wendy are very friendly and hospitable. My kids are really amused with the bird they have at the front office.We have been to cocoa beach before, but this time i really enjoyed our stay. We will be back Beach Place Guesthouses when we get around Orlando.

I loved this place. Staff was friendly and helpful. The grounds are what I liked the most about this place. Shady spots with rocking chairs, hammocks and loungers to sit and feel the ocean breeze and view the ocean.
